Project overview

Young & Company completed a comprehensive roof and wall cladding refurbishment to the main industrial building at Bamford & Co’s Ajax Works in Stockport.

The existing main roof comprised ageing profiled asbestos cement sheets, while the external elevations were finished with older profiled metal wall cladding.

The project involved the removal and replacement of the existing asbestos cement roof covering and the installation of a modern insulated composite panel roofing system. The works also included new GRP rooflights, membrane-lined gutters, Highline eaves gutters and purpose-made fabricated flashings.

The existing profiled metal wall cladding was overclad using insulated composite wall panels, providing the building with a coordinated roof and wall refurbishment and a significantly improved external appearance.

The existing building

Ageing asbestos cement roof and metal wall cladding

Before refurbishment, the main building had an extensive multi-span profiled asbestos cement roof covering.

The existing roof was ageing and required a long-term replacement solution suitable for the continued use of the industrial building. The original profiled wall cladding had also become dated and was in need of refurbishment.

The project therefore provided an opportunity to upgrade both the roof and selected wall elevations as one coordinated building-envelope package.

  • Existing profiled asbestos cement roof before replacement.
  • Ajax Works main building before the roof and wall cladding refurbishment.
  • Roof replacement works
  • Profiled asbestos cement roof replacement

The existing profiled asbestos cement roof sheets were removed as part of a planned commercial and industrial roof replacement project.

A new Kingspan KS1000RW QuadCore 115mm insulated roof panel system was installed to provide a modern insulated roof covering and a coordinated external finish.

The roof replacement package also incorporated:

  •  Brett Martin FAIRS triple-skin GRP rooflights
  •  Fatra Raintite membrane-lined gutters
  •  Young & Company Highline eaves gutters
  •  Young & Company purpose-made fabricated flashings
  •  Associated ridge, verge, eaves and weathering details

The regular arrangement of new rooflights provides natural daylight across the industrial roof areas, while the new gutter and flashing details form part of the complete replacement system.

  1. Wall cladding refurbishment
  2. Insulated wall overcladding

The existing profiled metal wall cladding was refurbished by installing a new insulated wall cladding system over the existing elevations.

A Kingspan KS1000RW QuadCore 73mm insulated panel system was used to create a durable and coordinated finish to the refurbished walls.

The wall cladding works also included Young & Company purpose-made fabricated flashings and trims to complete the corners, openings, perimeter details and interfaces with the new roofing system.

The dark wall cladding provides a strong contrast with the lighter roof covering and gives the industrial building a cleaner, more modern external appearance.

Roofing and cladding systems used

Roof system

  •  Kingspan KS1000RW QuadCore 115mm insulated roof panels
  •  Brett Martin FAIRS triple-skin GRP rooflights
  •  Fatra Raintite membrane-lined gutters
  •  Young & Company Highline eaves gutters
  •  Young & Company purpose-made fabricated flashings

Wall cladding system

  •  Kingspan KS1000RW QuadCore 73mm insulated panels
  •  Young & Company purpose-made fabricated flashings and trims

In-house fabrication

  • Purpose-made flashings and roofing details

Young & Company manufactured the purpose-made flashings and associated metal details used throughout the roof and wall cladding works.

Our in-house fabrication capability allowed the details to be produced to suit the existing building, including the multi-span roof arrangement, external elevations, roof-to-wall interfaces, eaves and perimeter conditions.

This provides greater control over detailing, turnaround and the final appearance of the completed roofing and cladding package.

The completed refurbishment

A coordinated industrial building-envelope upgrade

The completed works replaced the ageing asbestos cement roof with a modern insulated composite panel system and upgraded the existing wall cladding with insulated composite panels.

The project delivered:

Complete replacement of the existing profiled asbestos cement roof

  •  Installation of a modern insulated roof panel system
  •  Replacement GRP rooflights
  •  New membrane-lined and Highline gutter systems
  •  Insulated wall overcladding
  •  Purpose-made flashings and trims
  •  A coordinated roof and wall cladding finish
